Domain names are some of the hardest assets to price. The .com is the hardest and I think the second hardest is .org. If you can find a price what a .com sold for, a good guide is 1/20th for the .net of what the .com sold for. Now this will change depending on the domain but is a pretty good guide for .net.
I always go back and forth while thinking of selling one of my domain names on what to put. I hate putting "Make an offer" or "Taking Offers". In the back of my mind, I know what I paid for it and what I would be happy with if I sold it. Now if you see a post on a forum and the seller says "Make an offer" or "Taking offers" I stongly feel no matter what one would say the "wholesale price" is, they should accept offers starting at $1 and not consider it a low-ball offer. They said make an offer and that’s what you are doing. It rarely says taking offer starting at wholesale prices etc…..
I listed AostaValley.com the other day and stated I was Taking Offers. I got several PM’s asking for a "Range" or What did I have in mind etc. Until I posted that I would accept ANY offers from $1 to whatever, was the first time I got an offer. Like I had to tell people it was OK to offer $1 if they wanted. Now the way I see it, if somebody does not have a Starting Price to accept offers, you are free to offer low if you choose. Wholesale or not. It’s up to the seller to set the price or starting at $X etc.
Now as a seller, the only reason you do not want to set a price, is because you take the chance of losing that Killer Offer! Since that Killer Offer is most likely not going to come on a domain forum, I do not see a reason for it. If you compare the number of how many people visiting the Fixed Priced section, compared to the Make Offer section, it’s very clear. Right now at DNF.com there are 174 people viewing the Fixed Price section compared to 99 in the Make Offer section. So just by setting a price, more eyes are going to see your listing and this Will increase your chances of selling.
Now this is NOT just at Forums. Sedo, Afternic, personal sites and so on, you should be listing most of your domains with a price! Rick Latona does very well with his newsletters and I think the reason behind this, is because he lists Buy It Now prices. If nobody buys on the first day, he lowers them the second day and repeats the process until it’s sold or he just removes it from the list. Since he always has several domains listed on DnJournal every week, he’s selling more then pulling!
I think it’s pretty simple. Sellers hate posting a price and buyers hate it when there is not a price. I strongly feel if you set a price, it is more likely you will either Sell at that price or get an offer that you would accept. Now keep in mind, if it’s an everyday average domain, setting a $10,000 price tag on it will not help you out. Set a price that you think is "fair", take your profit and move on to the next one. So I challenge you to Set Some Prices, as I will be doing the same via Sedo and Afternic and any that I post on the forum. If you price it right, it should sell within 24 hours or less. If your buyer thinks they stole it, Great. You just got a new customer and remember to save your new buyers email address so you can contact with the great priced domain you offer.

And don’t do what I had one seller do and have the name listed at a minimum offer of $200 and when you send an offer for that amount counter with a $10,000 offer. If uour minimum is X you should be willing to sell for no more than 5X.

You are to some extent right there.
If you take offers for the domain name which you have 4 sale starting from $1 you will get many people sending you offers for $1, $2 OR MORE – they will waste your time.
The best way to sell domain names would be to list a starting price (let’s say $500) and let the potential buyers place offers from there upwards (do not list your offer to low so the potential buyers may think that the seller is DESPERATE to sell the domain name for next to NOTHING).
